The Hutchinson HRA announces the availability of an expanded Fix Up home improvement loan program from Minnesota Housing.    Additional loan options offer homeowners more choices in finding the best terms for their home improvement loan.   One of the options does not require equity in your home.  New loan terms offer both secured and unsecured loan options, longer repayment terms with lower monthly payments and fixed interest rates.  These funds are available to repair, remodel, or focus on energy saving improvements.  The Hutchinson HRA also offers the Community Fix Up home improvement loan program for Hutchinson homeowners with even lower interest rates for roof repair or if you are located in a Small Cities rehab program target area.  To find out more about applying for the Fix Up or Community Fix Up home improvement loan program or other HRA home improvement and rehab programs, call Judy Flemming at the Hutchinson HRA at 320-234-4251.

4/1/2014 Updates
Hutchinson HRA has been awarded administration of 4.0% home improvement loan funding for the following targets:
Houses in a Small Cities Development Program targeted neighborhood, roof replacement projects, and houses that are cited for nuisance compliance.  Please contact Judy Flemming, HRA Program Coordinator, for more information.

 

The HRA/School Construction house at 907 Lewis Avenue is scheduled for completion the early part of June.  The fact sheet below lists the details regarding the construction of the house.

October 3, 2013

A new allocation of funding is now available from Minnesota Housing for the Rehab Loan Program (RLP).  This program provides rehab funding for eligible homeowners who are current on their taxes and mortgage payments.    The RLP provides a deferred loan forgiven after fifteen years with no payments.  No credit report is needed.  Contact Judy Flemming at 320-234-4251 for more information.

The real estate market in Hutchinson continues to improve.  According to the Minneapolis Area Association of Realtors is reporting that the median sales price for Hutchinson from October 2012 through September 2013 is $125,000, an increase of 19% for the year.  Traditional sales for the year have increased by 14.6%, while foreclosures have decreased by 28.6% and short sales have decreased by 33.3%.  If you are a first time homebuyer, interest rates are still low and entry cost assistance is available through Minnesota Housing…check out our homebuyer web page for more information.

August 22, 2013
The Hutchinson HRA is proud to announce that Judy Flemming, Hutchinson HRA Rehab Coordinator, has received the “Silver Designation” award for being one of Minnesota Housing’s top producing lenders for the Fix Up Fund and Community Fix Up Fund Loan Program. 

In addition, the HRA has a new home improvement program for residents who need to make a repair and have a credit score of 620 or more, but are unable to qualify for a Fix Up Fund Home Improvement Loan because they currently owe more on their mortgage than their house is worth.  The Hutchinson HRA will provide a home improvement loan up to $10,000 for qualified applicants.

August 22, 2013

Progress continues at 907 Lewis Avenue.  The lawn has been mowed, the house cleaned out, the house has been tested for asbestos, and the property survey is complete.  The HRA is planning to demolish sometime in August and start building with the high school construction program in September.

HRA News
August 7, 2013

Approximately 50 residents at Park Tower participated in National Night Out on August 6, 2013.  Park Towers management provided hot dogs, beans, chips and beverage.  John Tjernagel entertained the residents with lively music on the accordion.  Fire Chief Brad Emans, Police Chief Dan Hatton and Officer Alicia Nortrom stopped by to answer questions and give helpful information to our residents.

Housing Matters
June 17, 2013

It is often overlooked or taken for granted, but it is good to stop and recognize the value that good housing and housing programs brings to a community.  Decent housing is important in at least three ways: 

1.  Builds communities and improves neighborhoods   2. Provides stability   3.  Supports families. 

The HRA just purchased a blighted property at 907 Lewis Ave, and intends to demolish the house over the summer.  We will partner with the school to construct a new house over the 2013/2014 school year.  A new house will improve the appearance of the neighborhood.  The purchase of services from area contractors and materials from a local lumber yard and retail stores will help strengthen the local economy.  Finally, the students in the high school construction program will gain some hands - on experience and skill.    Check back often to find out how our project is progressing.
